Lot Split Applications
Clay County provides two lot split options for qualifying property owners: Heirs Lot Splits and Homestead Lot Splits. Select an option below to review eligibility requirements and application procedures.
Heirs Lot Split
Pursuant to Future Land Use Policy 1.9.6 of the Clay County Comprehensive Plan, within eligible residential land use classifications, the transfer of land for use by the transferor’s heir as their primary residence may be permitted.

Property owners who have maintained a Clay County homestead exemption for at least five years and own qualifying property within eligible Future Land Use categories may be permitted to subdivide their property.
