Land Use Verification Letters

  • Before you purchase property in Clay County, please verify that the lot is a lot of record as defined in the Clay County 2001 Comprehensive Plan (Future Land Use Policy 1.7).  Single lots of record which are smaller than the current minimum lot size may be approved for one dwelling unit each, provided all other Comprehensive Plan and building requirements have been met.  However, the Comprehensive Plan states that lots of record which are contiguous and in the same ownership on July 1, 1991, are considered one lot and eligible for only one permit, and must meet minimum lot size requirements for a building or move-on permit.
     
  • Permits for land within the Agriculture and Agriculture/Residential Land Use Categories are limited (capped) at 50 and 250 annually respectively.  It is the responsibility of the permittee to monitor actual availability of permits within these land use categories.
     
  • Be advised that the County may amend the policies of its Comprehensive Plan after appropriate public hearings which are advertised in the County Line newspaper.  The interpretation rendered above may be affected by future amendments to the Plan.  Please contact the Planning Department to confirm the continued applicability of the above interpretation,  if there is any delay in acting on the information.  If you have any questions, please call the Zoning Department at (904) 284/278-4705.
